What’s Up Provo! We were going to wish you a happy National Dolphin Day — but there’s no time for any nonsense holidays today. The weather’s too nice and there are too many good things to be doing!

Many experts agree, home prices in Utah won’t be getting much cheaper anytime soon. If you’re tired of sitting on the sidelines here’s some advice from Melissa:
🏦 Tips on picking a lender
Your lender plays a huge role in closing smoothly, so choose wisely. So, first tip in choosing a lender, don’t just go with the first lender you find. Also, rates are important but pay close attention to the fees and even the communication style, and responsiveness. A great lender won’t pressure you.
Also, ask your agent for recommendations — they often know who’s reliable and who drags their feet.
💰️ Don’t I need 20% down?
Nope, 20% down isn’t required for most buyers anymore. In fact, many loan programs let you buy with as little as 3% to 5% down. That said, a larger down payment can reduce your monthly mortgage and eliminate private mortgage insurance (PMI). Once you have a good lender they’ll help walk you through your options.

The new plan proposes an increase by 5% starting in September and increases of 4% and 8% throughout the next decade, “but the council would be responsible for evaluating the additional increases each year.”
“In the tiered system, residents would be charged additional money per thousand gallons used in varying price tiers on top of the base rate.” The first tier would cover the average household's essential indoor uses, and the second tier would cover typical outdoor water use, Larson said.
“Council members emphasized the importance of including an exception for those conducting urban gardening and expressed concern over vegetation dying if people cannot afford to water their plants.” Right now the plan is for the City Council to vote on this April 22nd.

Imagication: Easter 🐰

This is a popular one so they have two sessions this time!
It’s for ages 2-5 and it’s going to be an Easter-themed storytime featuring "Pete the Cat and the Easter Bunny Bandit." After the story, Rapunzel and Flynn Rider will pop in, and they might even join in on the Easter egg hunt. And, of course, the Easter Bunny will be there, too! Treats provided by Rooster’s Gourmet Popcorn.

Free Swing Dancing Night 🕺

Free swing dancing night at Classic Fun Center! And they specified that this will be regular swing dancing, no skates or anything. Good to know. So, no need for skates, and also, no need for a partner! Whether you come with a partner or not just show up and dance.

🎭 BFA New York Showcase

Gamelan Bintang Wahyu 🌏️

It’s not easy to describe a Balinese gamelan concert, you just have to experience it. This video will give a taste of it though. (The video shows Balinese dancers performing as well, which we know BYU has had in the past, but we’re not 100% sure there will be dancers at this performance on Wednesday).
This concert will also include steel pan performances from Trinidad and Tobago.

🐔 Learn It: Backyard Chickens
Chickens seem to be all the rage for the last few years, but it’s getting even more appealing as egg prices increase. (The price of eggs just hit record numbers recently.) So if you’re thinking about raising chickens in your backyard this is your time to learn what it takes to keep your chickens healthy, happy, and laying lots of eggs.

📇 Business Card Art Show Submissions
Open call for art for the JKR Gallery for the Business Card Art Show in September! This is one of their biggest events — all artwork is the size of a business card (about 2 x 3 inches) and they are priced at $80. It’s a great show, a lot of the artwork sells out in minutes. A lot of big name artists get involved but it’s also great for emerging artists. Applications are open through Saturday, May 24th.

Provo Library Event — “Learn painting techniques and walk away with a finished painting. Registration required.” Registration should open up today and the event is on May 6th.
🎵 Mountain Melody Marionettes
Provo Library — ”Immerse yourself in the classic fairy tale performed by Mountain Melody Marionettes. Recommended for ages 3 and up.” The event is now full but you can still join the waitlist. April 19
🏛️ Orem City Hall Tours
Orem City — ”Come see the new Orem City Hall that will serve our community for generations to come. It was built with no new taxes, no debt, and on budget.
Public tours will be offered April 21-23. Tours will also include fun activities and opportunities to learn about city services. Light refreshments will be served.”
